ESSENTIAL JOB FUNCTIONS:

  • Responds to calls and complaints to correct temperature conditions in a positive, polite and timely manner. Monitors public space temperatures, making appropriate adjustments when necessary.
  • Performs scheduled and non-scheduled maintenance on HVAC and related equipment. Including making repairs such as replacing mechanical parts, brazing, and soldering, calibrating controls, replacing pipe, fittings and other related components.
  • Maintain appropriate record of preventive maintenance and repairs.
  • Visually inspect gauges, dials, and mechanical equipment, make basic mathematical calculations and move and climb on all types of uneven surfaces.
  • Interact with Mechanical manager and assist in start-up, shut down, and operation of all HVAC and related equipment.  Maintain the building exterior and "curb appeal"

REQUIRED SKILLS AND ABILITIES:

In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the supervisor based upon the particular requirements of the resort. The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation.

  • To assist with requests to shut-off , and turn on Utilities and building systems
  • Assist in monitoring and maintenance of stand pipe, sprinkler and interior fire alarm systems
  • Change filters on HVAC ,and cleaning fan coil units
  • Due to the cyclical nature of our business, other duties and special projects may be assigned.
  • Considerable knowledge of HVAC systems including repair and maintenance and basic electric and plumbing skills.
  • Knowledge of OSHA standards for chemical use.
  • Skills in the uses of hand and power tools, electrical testing meters, and standard tools of the trade.
  • Basic English language communication  skills in order to communicate with customers and co-workers fully understand job assignments and follow manufacturer instructions

QUALIFICATION STANDARDS

EDUCATION: High school graduate or equivalent required.

EXPERIENCE: At least 2 years’ experience as a HVAC mechanic in a complex facility.

LICENSES OR CERTIFICATES: EPA Certification Universal type preferred

Must have the ability to communicate in English.  Self-starting personality with an even disposition.    Maintain a professional appearance and manner at all times.     Can communicate well with guests.  Must be willing to “pitch-in” and help co- workers with their job duties and be a team player.  Climbing, reading, standing, walking and routinely lifting 25 lbs to 75 lbs.   Must be able to receive instructions and communicate progress of work assignments.
