The Foundation also owns and operates two world-class museums, the DeWitt Wallace Decorative Arts Museum, and the Abby Aldrich Rockefeller Folk Art Museum, The Bob and Marion Wilson Teacher Institute, and a renowned research library, the John D Rockefeller Jr Library.

Additionally, Colonial Williamsburg is home to five world class accommodations at the Williamsburg Inn, Williamsburg Lodge Autograph Collection, the Griffin Hotel, the Williamsburg Woodlands Hotels and Suites and the unique Colonial Houses in the Historical Area. About the Position

Manages the operations of the Hospitality Maintenance Department working in a collaborative team with the CWC-HG Operations Staff, CWF Architecture, Engineering, and Construction (AE&C) department, and CWF Facility Maintenance departments.

Essential Functions:

1. Addressing and responding to any matter regarding Hospitality facilities including electrical, mechanical, pools, HVAC, project management, plumbing, organizing, problem solving, building interiors and exterior elements.

2. Managing, leading, and developing a team of maintenance supervisors, project manager, technicians, and administrative assistant.

3. Managing maintenance department activities to ensure services of current and anticipated needs; developing and maintaining a comprehensive departmental approach to reaching or exceeding preventative and corrective maintenance performance goals.

4. Managing administrative matters such as budget compliance, forecasting, purchasing, accounts payable, payroll, and personnel matters. Monitoring labor hours to budget and forecast. Provide monthly overview of department expenses to the CWF Director of Facilities.

5. Developing and preparing various reports, correspondence, studies, and other matters pertaining to department matters.

6. Reviews month end performance indicators from the CMMS and corrects issues in a timely manner.

7. Initiating and managing various expense projects and capital projects for the CWC-HG facilities, project management, planning, and scheduling. Ensure specifications and quality of work is provided.

8. Develops, and administers specifications and requirements for project, repair and service contracts.

9. Assist hospitality leaders in developing project requirements, determine course of actions, and problem resolution. Serves as the liaison with Colonial Williamsburg Foundation’s Facility Maintenance and AE&C departments for project coordination and support.

10. Develops and implements policies, procedures, and standards to manage the CWC Maintenance work force in conjunction with the Director of Facilities.

11. Assists the Director of Facilities in the preparation of department budgets and monitors expenditures against approved budgets.

12. Hires, and disciplines personnel in conjunction with the Director of Facilities.

Work to be Performed:

1. Provides leadership and management of the CWC Maintenance Department staff.

2. Responsibility for the day-to-day preventative and corrective maintenance of Hotels, Restaurants, Spa/Fitness, Clubhouses.

3. Oversees contracted maintenance and inspections of fire alarm, sprinkler systems, elevators, generators, and exhaust hood systems.

4. Provides technical support, engineering assistance and code and permit compliance review to unit managers in developing project requirements. Conducts technical compliance review in consultation with AE&C Department and provides final approval to unit manager requested changes. Assist unit managers with feasibility decisions and cost estimates of projects.

5. Assures compliance with processes and procedures governing building codes, hazardous waste disposal, environmental health and safety, alarm and sprinkler system maintenance. Works closely with the Environmental, Health, and Safety Department (EH&S).

6. Develops, manages, and monitors replacement planning for replacement capital purchases. Makes capital improvement recommendations supported by a business case. Tracks capital improvement needs on an ongoing basis to use as input for capital expense recommendations.

7. Project Manager and liaison for CWC-HG specified renovations and capital projects.

8. Manages efforts for energy management, optimizing efficiency of the facility through regular planned and predictive maintenance, regular monitoring, capital replacement projects, and new technologies as applicable.

9. Develops strong relationships with outsourced resources for project, repair, and service contracts and monitors the performance of such contractors. Initiate and develop new relationships when needed.

10. Contract administrator for selected contracts.

11. Develops and delivers technical training programs to continuously elevate the skill level of the workforce. Coordinates monthly safety presentations with EH&S Department.

12. Performs other duties as directed.

SUPERVISION TO BE EXERCISED:

Direct: Project Manager/Contract Administrator, Administrative Assistant and Maintenance Supervisors. Manages Subcontractors.

Indirect: Tech I, Tech II, Tech III

QUALIFICATIONS: This position is deemed essential personnel and is required to report to work regardless of conditions.

1. 8 years of progressive experience in Industrial/Facility maintenance with at least 2 as a Department Head, Assistant Department Head or equivalent.

2. Highly skilled and knowledgeable in mechanical, electrical, and plumbing trade work.

3. Licensed as a Journeyman or Master tradesman by the DPOR Board for Contractors.

4. Demonstrated Leadership and ability to communicate effectively orally and in writing. Excellent organization and time management skills.

5. Ability to work on a team and adapt to changing work priorities.

6. Prior successful experience in project and contract management.

7. Computer literacy and demonstrated expertise in Computerized Maintenance Management Systems.

8. Must possess a valid Virginia Driver’s License and have an acceptable driving record.

9. Ability to lift and carry up to 75 pounds, ability to work at heights above 30 feet on ladders and scaffolds.

10. Ability to demonstrate familiarity and working knowledge of building automation software.

Preferred Qualifications:

1. Commonwealth of Virginia Master or Journeyman Electrical or Mechanical License, 2 or more years of college level courses in related fields.

2. Supervisory experience in HVAC/R, including training staff in diagnosis and repair of equipment and implementing Preventive Maintenance schedules.

3. HAZWOPER 40 Hour. OSHA 30 Hour – General Industry.

4. Computerized Maintenance Management Systems (CMMS) experience preferred: TMA Systems
