Position Summary

The Preventative Maintenance Technician (PRT Technician) plays a critical role in maintaining the quality, safety, and functionality of The Residences at Horseshoe Bay Resort. This position is responsible for performing preventative maintenance inspections, addressing maintenance concerns, and ensuring all condominium units are guest-ready before arrival.

The ideal candidate is a detail-oriented maintenance professional with strong troubleshooting skills and a commitment to delivering exceptional guest experiences through proactive property care.

Key Responsibilities

  • Perform routine preventive maintenance inspections throughout condominium residences and common areas.
  • Identify and resolve maintenance issues before guest occupancy.
  • Complete minor repairs involving HVAC systems, plumbing, electrical components, appliances, drywall, painting, and general maintenance.
  • Execute preventative maintenance programs designed to preserve the quality and appearance of resort residences.
  • Ensure all units meet established standards for safety, cleanliness, functionality, and guest readiness.
  • Document inspections, completed work orders, and follow-up items using HOTSOS or similar maintenance systems.
  • Coordinate with Housekeeping, Front Office, and outside vendors to support unit readiness and guest satisfaction.
  • Maintain tools, equipment, and work areas in a clean and organized manner.
  • Monitor inventory levels and assist in maintaining maintenance supplies and materials.
  • Report major repair needs, safety concerns, and replacement recommendations to management.
  • Support unit turns and special projects during peak occupancy periods.
  • Adhere to all company safety policies, procedures, and operational standards.

Qualifications

  • High school diploma or equivalent required.
  • Minimum of 2 years of maintenance experience in hospitality, property management, condominiums, apartments, or a related field.
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, painting, and general maintenance.
  • Experience with preventative maintenance programs preferred.
  • Valid driver's license with an acceptable driving record.
  • Experience using HOTSOS or other maintenance management systems preferred.
  • OSHA safety training or Hazard Communication certification preferred.
  • Proficiency in Microsoft Office applications preferred.
  • Strong troubleshooting, organizational, and time-management skills.
  • Ability to work independently and as part of a team.
  • Strong communication and guest service skills.
  • Must be at least 18 years of age (21+ if operating company vehicles).

Physical Requirements

  • Ability to stand, walk, climb stairs, and move throughout the property for extended periods.
  • Ability to bend, reach, kneel, and access all areas of guest accommodations.
  • Ability to lift and carry up to 25 pounds.
  • Ability to work indoors and outdoors in varying weather conditions.
  • Ability to read, write, and communicate effectively in English.
  • Maintain a professional appearance and strong work ethic.
